Does that mean you won't need our guest room after July 30?

CB, we'll see. Have to move out of our old house by July 30th, and officially scheduled to close on the new house on Aug 20th, but if the loan paperwork (VA) is completed, the new house sellers are happy to move up closing to also be on the 30th. It saves them an additional mortgage payment. [:)]

Missed this one earlier, Leo. Equity on the old house will cover some of the new house, but not nearly as much as one could want. [:D]

No points involved (AFAIK) with a VA loan. Will find out today what the current rate is. We were looking at 4% rate 2 weeks ago, but it will likely be higher now. Compared to a month ago, I could complain, but compared to almost any point in our nation's history, I have no complaints. [:D]

No points is a sweet deal. Do you pay a PMI or are you putting enough down that you don't have to? I hear ya about the interest rate. Locked in on a 3.75% 15 year in 2010 here. *Just* missed the window for refinancing at 2.75% three weeks ago. Urg!

What's particularly galling is that one of my coworkers timed her lock in *just* right, snagging a 2.78% 10 year fixed. [X(]

My collection of WWII beach items continues to grow. The bottle on the left is volcanic sand from Iwo Jima, the one on the right is beach sand from Omaha Beach in Normandy and the two "rocks" are pieces of coral from Pelileu's white beach. I plan on putting up a shelf in my office to display these and others as I collect them. If you are going to a location that has an invasion beach, please let me know. Thank you to all those that sacrificed all so that we may live in freedom in this great country!

Too bad I didn't know that a little earlier. Passed through Dieppe when I was in France/Belgium just a month ago and walked along the invasion beach.

No PMI with the VA loan "guarantee". That's the biggest benefit.

Thanks, Steve. Actually, we've already moved about half of our stuff out of the old place into storage to "stage" the old house for sale. Guess it worked. [:D]
